We carried out an options appraisal and subsequent planning application for the owner of a Victorian split level house who wanted to extend the kitchen and create a larger kitchen/dining area overlooked by the living room at the higher level.


The particular challenge for this project was to create double height space between the living spaces and the kitchen, while keeping the roof of the side extension within Permitted Development constraints. This was successfully achieved by cutting back the floor of the dinding room and creating a new staircase from the living room to the kitchen.


The entrance hallway is terminated by a cloak room and the change of level has created an opportunity to install a new WC at the lower level. The rear wall of the kitchen has been removed and replaced with a full width glass door allowing access and views into the garden.
